Independent businesses have always played an important part in Hindwoods’ commercial property portfolio. We have bought, let, sold and advised on thousands of transactions across South London – and beyond – during the 140 years we have been in business. In 2025, as demand for retail commercial property rises, more businesses and brands are looking for high street locations, and more independent brands are vying for space that makes a statement about their business.
It's a trend that is magnified in areas such as Greenwich and Blackheath in South London. These areas are tourist magnets as well as home to thousands of residents and students who want to shop or spend their leisure time locally. This makes the central hubs – the high streets, and other shopping areas – so attractive for businesses.
The importance of mental as well as physical fitness, and a shift to preventative health in recent years – particularly post-Covid – means more organisations and individuals are looking for businesses in the health and wellness space. In turn, those businesses that offer these services are looking for the right property. We have developed a strong track record in letting and selling commercial spaces to diverse organisations operating in this space.
We have let numerous units to therapy rooms and mental health hubs, which cater to professionals offering talking therapies, counselling, psychotherapy, and similar services, as well as gyms and more traditional ‘feel good’ businesses such as those offering services for hair, nails and beauty. Recent transactions include: The Practice Rooms in Nelson Road, Greenwich, which is home to mental health practitioners; round the corner in Peyton Place SE10, is Lift Studio the women-only gym which is nestled among psychotherapists, specialist physiotherapists and an aesthetic clinic, all in the same building. Further afield in Peckham we advised the former practicing doctors in connection with their exit route from the building they jointly owned whilst allowing their successors to continue with the NHS Surgery.
Why businesses come to Hindwoods
Our knowledge of South London’s shifting social and economic landscape means we are quick to spot rising trends and new opportunities, helping business owners find locations that suit their vision and clientele. Specialist or niche businesses tend to cluster, finding areas that they know work, where similar companies will also gravitate – and where there is likely to be strong footfall and good accessibility.
There are some things business owners or managers should consider when they are looking for premises:
• Can I build community engagement?
Specialist providers like talking therapy centres or women-focused gyms offer targeted services that fill gaps in traditional commercial offerings. They build loyal client bases and help to nurture a sense of community. We recognise that these businesses, often small or medium-sized enterprises (SMEs), inject vibrancy and diversity into local high streets and mixed-use developments.
• Is the property one that will deliver long-term stability?
Niche businesses are often run by passionate founders and professionals committed to their sector. As a result, they tend to become long-term tenants, creating stability for landlords and a positive feedback loop for local regeneration.
• Is this a place we can call home and where we can build social value?
Many niches, particularly in the wellness and mental health domains, contribute social value to the areas in which they operate. These services have a wider impact that ranges from supporting mental wellbeing to promoting inclusivity and healthy lifestyles.
Health and wellbeing matters
Supporting health and wellbeing companies is about more than business. Accessible services – particularly in mental health – have a ripple effect and improve community wellbeing, help in crime reduction, support families, and boost workplace productivity. For women’s gyms and wellness facilities, it’s about providing personal safety, empowerment, and opportunities for social connection. Letting and selling to such organisations increases the social value of commercial property portfolios, enriching neighbourhoods for everyone.
As cities continue to evolve, the role of commercial agents such as Hindwoods will be ever more important in bridging property opportunities with community need. By valuing niche businesses, particularly those prioritising mental health and inclusivity, we are able to play our part in shaping the next generation of high streets and commercial zones.
