Rental Terms

Holding Fee:
Capped at one week's rent and refundable if successful

Deposit:
Equivalent to 5 weeks' rent.
There is talk under the Renters Rights to introduce a pet deposit of around 3 weeks rent.
The deposit is registered and protected with TDS, a Government authorised body.

Contract release fee on Joint and Several tenancy when in contract(only if agreed by the Landlord): £50 inclusive per person

Agreement fee when a tenant is added or removed from a tenancy: £50 inclusive per person

Additional Right to Rent Checks: £50 inclusive per person

Landlord Fees

We will be pleased to discuss our terms of business and services/fees.

Letting Service: 10% (+ VAT) of annual rent achieved

Full Management: 15% (+ VAT) of annual rent achieved (plus initial Letting Fee)

Additional Fees:

  • Rent Reviews: £90 + VAT
  • Deposit Registration: £40 + VAT

Inventory and Schedule of Condition Fee:

  • Studio/One Bedroom: £175 + VAT
  • Two Bedroom: £200 + VAT
  • Three Bedroom: £225 + VAT
  • Four Bedroom +: £250 + VAT

Refurbishment Contract Administration: ntractors cost plus 10% oncost (to be agreed)

Court Attendance: £360.00 + VAT per day or part thereof

Obtaining Gas Safety Certificates: £105 + VAT

Obtaining Energy Performance Certificate:

  • 0-2 bed - £130.00
  • 3+ bed £160.00

Obtaining Floor Plans: £110 + VAT

Providing Portable Appliance Testing Checks: Contractor fee & 10% oncost

To remit and balance the financial submissions to HMRC in respect of non UK resident landlords: £100 + VAT per quarter
