If versatility was the main quality for a career in commercial property management, Jack Peploe would be over-qualified. Among other things, he has managed a pub, run his own chauffeur business in the City of London, and spent six years in the Merchant Navy – all before a successful career in property. It’s a mix that means he can problem-solve and knows how to manage people as well as properties.
Since he joined Hindwoods as Senior Property Manager over the summer Jack has spent time getting to know the properties in the current portfolio, putting in place new processes and ensuring estates are managed to the highest standards.
Q: What’s your remit at Hindwoods?
A: It’s about building and nurturing relationships with clients in the commercial properties we manage now – and in the future. It’s also about keeping the property estates we manage in good order. I want to help build this part of the business over the next year.
Q: How did you end up working in property?
A: I arrived in a roundabout way. I started out in the merchant navy and went on to work in various businesses after that. In the early 2000s I was a chauffeur and had a team working for me. We worked for banks including Citibank and Lehman Brothers – but when the financial crash came in 2007/8, I had to close that business. One of my customers, who had a property development business, had for some time been saying ‘come and work for me’. So, I decided to join him, and I ran the maintenance department for him. We did many joint ventures with Galliard. I spent 15 years working there in various capacities and ended up as Estate and Contracts Manager, before I was headhunted by Property Partners.
Q: So you worked in block management as well as in other areas of property managment?
A: Yes – at Property Partners I worked in block management at first, managing a portfolio of mansion blocks and multiple block estates before moving to the commercial part of the business; we had a new client who had previously worked for Galliard, and I had the connection. I ended up managing several challenging ex-government buildings across the UK, many of them had extensive dilapidation works that were required following the lease ends. One in particular was the international head office of Travelex, a164,000 sq ft property in Peterborough. I spent three days a week there – the rest of the time I was managing office buildings through the North East of England and Scotland or I was at the office in Waterloo, London.
Q: You worked there during the covid pandemic – how was that?
A: The commercial property market effectively closed. I spent three months doing safety and fire inspections, broadening my knowledge of all things health and safety that related to commercial properties, and then went on furlough. When the business reopened there was not enough commercial property to manage as many offices and retail businesses had been severely affected by the pandemic and shutdowns.
Q: What came next?
A: I went to work for a company called Davis Brown [now merged with Adelaide Jones] and worked in Mayfair and Fitzrovia in central London managing prestigious office blocks and retail units in the West End of London and the Home Counties. I left there to work for The Arch Company [which owns long leases on most of Network Rail’s commercial property estate in England and Wales]. It was a totally different type of business because it had been a public sector estate. There were many properties that needed intensive works both in dilapidations and regeneration to increase letting values and customer retention.
Q: What are the main skills you need to do your job?
A: Working in property is like being on a moving platform. No two days are the same. So, you need a diverse set of skills. You definitely need to be organised and methodical.
Q: What attracted you to Hindwoods?
A: This is a company with a history and some of the clients – and some of the employees – have been with the company for a long time, which reflects its professionalism. Relationships with clients are important both to Hindwoods as a company and to me personally. Added to that, the people in the teams throughout our various departments are highly knowledgeable.
Q: Do you have any secret passions?
A: It’s not a secret – but I love live music and have been to Glastonbury and Glyndebourne several times!
